What a sand and refinish does
A full refinish takes the old finish off and a thin layer of wood with it, which levels the boards and opens the grain for new color and finish. A screen and recoat, covered on its own page, only dulls the surface and adds a coat.
| Screen and recoat | Sand and refinish | |
|---|---|---|
| Removes | Surface dullness only | Old finish and a layer of wood |
| Fixes | Light wear, a dull look | Scratches, color changes, uneven finish |
| Color change | No | Yes |
| Days | About one | Several |
| Typical cost | $2–$4 per sq ft | $5–$8 per sq ft |
How many sandings are left
Every full sanding removes a thin layer, about 1/32 in. as a working assumption. Solid hardwood can usually be sanded and refinished several times over its life; engineered flooring depends on the thickness of its wear layer, which the maker states.
| Floor | Often left |
|---|---|
| Engineered, 2 mm wear layer | A recoat, maybe one light sanding |
| Engineered, 3–4 mm | One to three light sandings |
| Engineered, 6 mm | Often several |
| Solid, 3/4 in. | Usually several over the life of the floor |
Measure the wood at a floor vent or a removed threshold. In a 1950s house with original oak, a test sanding in a closet shows how much wood is left before the whole job is priced.
What the numbers show
- Sandable wood on a solid board The wood above the tongue; each full sanding removes a thin layer of it.
- Tongue and lower wood Not sanded; sanding into the tongue weakens the board.
- Engineered wear layer The thin wood on top of the core; its thickness is stated by the maker.
- Plywood core Not sanded; reaching it means the floor can no longer be sanded.
Old oak under the carpet
The oak that tract homes of the 1950s and 1960s were built with is often 3/4 in. thick and has been shielded from sun and shoes. Staples, tack strip lines and pet stains are the usual flaws. Stains that go through the board are cut out and replaced, and the new boards are blended in with the sanding.
Color and sheen
Natural finishes keep the wood's own tone; stains change it, and a color change from dark to light needs more passes. Matte and satin sheens hide scratches better than semi-gloss. Samples applied to a patch of the real floor show the result far better than a screen, which the visualizer on the home page can only approximate.

Hardwood Floor Refinishing — common questions
How long does a refinish take?
Several days for sanding and coats, then the finish maker's times for walking, rugs and furniture. The timeline on the home page lists a typical order.
Can I stay in the house during a refinish?
Many people do for a screen and recoat. For a full sand and refinish the rooms are closed off for days, and fumes and dust are reasons to plan to stay elsewhere for part of it.
